The minimum stay in an InSuites accommodation in Lisbon is 3 nights and in Algarve is 3 nights. We don’t accept reservations under this number of nights.

Once your request is done, you will receive an email with all the necessary information, conditions and payment methods. By receiving this confirmation email your accommodation will be pre-reserved. You will have 48h to send us your payment and its receipt in order to reserve the apartment. After that period and without any contact from you, your pre-reservation will be cancelled.

You can cancel your reservation in any time. You are however obliged to comply with the InSuites Cancellation Policy you accepted when reserving your accommodation. The Policy is as follows:

- Cancellation till 7 days before the check-in: we will refund the entire reservation amount except payment fees (ex. Paypal, bank tranfers);

- Cancellation less than 7 days before the check-in: your reservation is non-refundable.

The disrespect of the reservation conditions will entail its cancellation, without any right of refunding the paid amount.

GRATIS! One child under 8 years stays free of charge when using existing beds.

GRATIS! All children under 2 years stay free of charge in a crib. Any type of extra bed or child's cot/crib is upon request and needs to be confirmed by management.

The prices can change depending on the accommodation and the season in which you want to book. Only the Algarve accommodations have seasonal prices.
InSuites accommodations have different prices during the low season (January to May and October to December) and during the high season (from June to September). During the festive seasons (Christmas, Carnival and Easter), there’s an increase of +25% in relation to the prices of the high season. Consult the prices for each of our apartments, villas and rooms (here).

The Value Added Tax is a tax on the consumption (VAT). The current tax is applied on the final price.

Since January 2016, it will be billed a €1.00 municipal tax, per night and per person. It is not included on the final price of your reservation and you will have to pay it during the check-in. All guests with more than 13 years old will have to pay this municipal tax. The maximum amount per stay is €7.00, per guest.

Our apartments are always cleaned prior to the check-in, leaving fresh sheets and towels to all our guests. For stays longer than 7 nights, our cleaning team will clean the apartment and exchange all linen, without any extra cost except in reservations with pets.

It’s possible to have extra cleaning services during your stay but these are subject to availability and are charged accordingly.

Services included in the final price are: Water, Gas, Electricity, Cable TV and Internet in social areas.

Services not included in the final price:
Pets - €100,00 per pet per stay
Extra cleaning - according to the accommodation and the cleaning team’s availability;
Late check-in/out (between 10pm and 8am) - €30.00
Please note that any trip to the accommodation (room/apartment), due to bad usage of the available equipment will have a €30,00 + VAT fee.


To reserve your accommodation you will have to pay 25% of the total amount of the reservation. The 75% remaining will have to be paid during the check-in.

We accept 3 payment methods:
Cash: payments during the check-in in Euros;
Bank transfer*;

* Bank and Paypal fees are a responsibility of the client and they will be billed during the check-in.

With InSuites you can split your payment using different payment methods (cash, bank transfer and/or Paypal).

Yes, we will issue an invoice for your entire stay and send it via email or in paper at the check-out.

The deposit covers any possible accident that occurs in our apartments during your stay, for example, a hole in a chair due to a cigarette, a key non-rendered or a broken table. The client will have, during the check-in, to pay in cash the deposit of €150.00, €250.00, €500.00 or €1,000.00 (depending of the accommodation).

On your way out, you will have to leave the accommodation as before. If there are any damages we will deduct the security deposit. The client will always have to respect the accommodation and will be responsible for his actions.


After your payment confirmation, we will send you your detailed reservation by email. Our check-in is from 3pm to 10pm. After 10pm you will have to pay €30.00 for a late check-in fee.

During the check-in, the open balance will have to be paid in cash as well as the security deposit. The non-payment of this amount will automatically cancel the reservation, without any refunds.

Let us know if there’s a problem or an unexpected incident with your arrival, any flight delays or other reasons which can change the check-in hour.

Please contact us when arriving at the airport or when you are 1hr away from the accommodation if arriving by car.

Before leaving your country, make sure you have all the necessary information regarding your reservation (accommodation address, our team’s contact, check-in/out hours).

During your check-in, you will arrange the check-out hour with our team (apartment giving and deposit), the check-out schedule is between 8am and 11am. We will not be able to do check-out after this hour.

If you want a late check-in/out you will have to ask our team. You will have to pay an extra fee of €30.00. We considered late check-in/out all the entries and exits between 10pm to 8am.
